There is a lot to think about when you are selling your home. A huge chunk of that preparation has to do with choosing a good realtor, appraising, avoiding a bad deal… While all that is extremely important, some energy should be directed to improvements you can make so your home is more appealing to buyers.
Light switches are one of those things that you rarely think about. your hands just seem to know where they are and precisely where to hit without ever having to even look at them. Buyers, however, will be quick to notice if your light switches look… nasty.
Years of turning the lights on and off can leave your switches covered with gunk, dirt, and grime that transfers from our fingertips. It might seem like a small detail, but most buyers wouldn’t be thrilled to think about how many times a hand has actually touched that surface, and it is even worse when it is visible.
It is almost unavoidable. As the years go on, the outside of your home will suffer a little bit. Mildew, mold, dirt, and mud will make an appearance on the outside of your home, and there isn’t much arguing with that. You might not even notice that it’s happening since it is such a slow process.
They say to not judge a book by its cover, but that principle might not apply to houses. Curb appeal is one of the key features of a sought after home. If the outside of a home is dirty, a potential buyer might get turned off without even stepping into your home!
An easy way to make your home look great on the outside is to power wash or pressure wash your driveway, walls, and walkways. Your home will look brand new and it takes no elbow grease at all!
While it may be adorable when kids and pets look out the window, they sure leave hand and nose prints all over the glass. It is important to look out for those when you do your cleaning before your home is photographed, prior to an open house, or just any regular showing.
Another glass surface that might need a little love is your shower doors! Soapy water can get caked in there, turning clear glass into a foggy mess. To make your bathrooms seem like they are brand new, clean shower doors are a must!
In a perfect world, everyone would repaint their walls, doors and doorframes every so often to keep the house fresh, but for most of us, that is not the plan.
You might have been extra careful to not let the kids put their feet on the walls, you might have gotten headboards so the wall behind your bed doesn’t get stained or that no coating gets damaged but more than likely, there are one or two spots that are not the color they are supposed to be.
You might not have to repaint everything before selling it, but it sure is good to think about quick repairs to make a wall or two look better. Just a touch up can make a real difference in the way your home is perceived. A pristine wall will convey the image of a well taken care of home!
Or better yet, if possible, paint all your walls a neutral color that will please all buyers!
You love your home and you have made it your own. But you’re getting ready to part ways, it is a good idea to turn your home into a more generic space. That doesn’t mean that you are taking all the uniqueness and personality out of those spaces, rather, you are creating a blank canvas and making it easy for the buyers to picture themselves in your home.
That means that surfaces need to be clear of clutter, knick knacks, and any object that is not essential. Countertops, vanities, desks, tables, nightstands, dressers, etc should be clear. The same goes for magnets on your fridge, pictures on the wall, and even pet furniture.
Everyone has at least one light bulb in their homes that needs to be replaced. It might have gone out a long time ago, maybe even right before your eyes. You might have even said, “ well, that is something I will take care of later”, and now is the time to fix it.
Make sure that all light bulbs in your home are in perfect working order! Once again, you want to convey that your home is taken care of, and as new as possible. A new house doesn’t have light bulbs that need to be replaced.
Even if you vacuum as often as you can, there comes a time that your carpet will look like it has been stampeded by a thousand dirty shoes. A worn-out carpet is a big turn off for a buyer, since replacing it is expensive, and keeping it is not ideal. It might be one of the reasons why they would rather buy a different home.
Steaming your carpet might not get rid of the problem completely, but it will definitely make it easier on the eyes.
When you spend most of your time in one place, you stop noticing the smells it has. So, naturally, we don’t smell our home. It is our smell, after all. And it probably isn’t even a nasty smell, but a strong scent will definitely turn away a buyer as soon as they (and their nostrils) walk into the room.
This is a problem especially for those who smoke or if the house is not aired out often. But of course, there is nothing that an open window, candles, and at most, a good carpet cleaning cant fix.
Touching your house up so it is ready to be sold is no challenge! It might take a little bit of time and money, but at the end of the day, it will all pay off when the closing day comes.
