Nearly every 55+ community in Central Florida promises a resort clubhouse and a maintenance-free lifestyle. The differences that matter show up in the details. Is there a real golf course, or just a simulator? Does the gate have a guard, or just a keypad? Do entry prices start in the $200s, or the $600s? Five of the communities below sit in or near Clermont and Groveland, within a short drive of each other. The sixth, The Villages, is in a category of its own, and it's worth understanding why before you compare it to the rest.

Kings Ridge: the largest and most established golf community

Kings Ridge is the biggest name in Clermont's 55+ real estate market, and it earned that reputation over three decades. Lennar built roughly 2,100 homes across 15 neighborhoods between 1995 and 2000. Almost half of them border one of the community's two 18-hole golf courses. The 25,000-square-foot Royal Club anchors three pools, a ballroom, and dozens of resident clubs covering everything from bridge to genealogy. The guarded gate opens straight onto an adjacent Publix plaza, and residents regularly make the short trip by golf cart.

Homes here span roughly $240,000 to $475,000, with a median around $360,000 as of March 2026, according to Homes.com. That range, plus the sheer size of the resale inventory, makes Kings Ridge the easiest community here to find a home in on short notice. Buyers who want an established, golf-centered community with decades of resale history tend to start here.

Heritage Hills: the quietest guard-gated option

Heritage Hills, also by Lennar, is newer and smaller than Kings Ridge. It has about 1,154 homes built between 2006 and 2019. It isn't a golf community. Instead, it leans on a Mediterranean-style, 19,000-square-foot clubhouse, a golf simulator, and a putting green. What sets it apart is security. Heritage Hills is one of the few 55+ communities in the area with a staffed, guarded gate rather than a code-only entry. Residents also get walking and biking trails and a dog park. A lakefront gazebo has become a favorite spot for watching Disney's nightly fireworks from a distance.

Resale prices run roughly $310,000 to $540,000, per recent Homes.com and BEX Realty listings. Buyers who want the resort clubhouse experience without a golf membership tend to land here over Kings Ridge. So do buyers who value the extra layer of gate security.

Summit Greens: the smallest community with the biggest clubhouse-to-home ratio

Summit Greens has only 769 homes, built by Levitt & Sons between 2000 and 2006. Its clubhouse still runs 28,000 square feet, larger than Kings Ridge's for a fraction of the residents. That math translates into shorter waits for the fitness center, the indoor pool, and the tennis courts. The 18-hole Clermont National golf course runs through the community and was fully renovated in 2023. It's open to the public, so residents can bring guests without a membership hassle, and there's a restaurant, The View, right along the course.

Home prices in Summit Greens run lower than the other Clermont options on this list, roughly $210,000 to $410,000. For buyers who want golf course views and resort amenities without Kings Ridge's price ceiling, Summit Greens is usually the better fit.

Esplanade at Highland Ranch: the newest, and the only one on a trail

Esplanade at Highland Ranch is the youngest community on this list. Taylor Morrison built it between 2019 and 2022 with only 475 homes on 579 acres. New construction sold out, so every home available now is resale. The community sits directly on Florida's Coast to Coast Trail. That puts downtown Clermont and downtown Winter Garden within an easy bike ride. It's a feature none of the other communities on this list can match. Residents also get a full-time lifestyle director on top of the usual pool, pickleball, and fitness amenities.

Resale prices run roughly $350,000 to $650,000 and above, depending on lot position and upgrades, according to recent market data. There's also no CDD fee, which is unusual for a community built this recently. Buyers drawn to walkability and newer construction over golf tend to prioritize Esplanade first.

Trilogy Orlando: the most amenity-dense of the Clermont-area options, in nearby Groveland

Trilogy Orlando sits about ten minutes further out in Groveland, and it has the largest single clubhouse among the five Clermont-area communities on this list. Shea Homes built roughly 1,500 homes around the 57,000-square-foot Magnolia House. Inside, residents get a full-service restaurant and bar, an indoor lap pool, a golf simulator, and an artisan studio. New construction wrapped in 2023, so like Esplanade, every home here is resale now. Floor plans run across eight home collections.

Homes trade in the $285,000 to $625,000 range depending on size and upgrades. The monthly HOA fee runs around $578, higher than the Clermont options on this list. That fee covers lawn care, cable, internet, and security monitoring on top of full Resort Club access. Trilogy fits buyers who want the most programming and are willing to pay for it, more than buyers focused purely on price.

The Villages: not a peer to the other five, a different scale entirely

The Villages isn't a peer to the other communities on this list. It's simply a different scale of thing. It spans Sumter, Marion, and Lake counties and covers roughly 32 square miles. More than 70,000 homes house upward of 130,000 residents, according to Homes.com and Wikipedia. That's more homes than the other five communities combined, several times over. It also sits farther out, about 45 to 55 miles northwest of Orlando. The drive from Winter Garden runs closer to an hour, compared to 20 to 30 minutes for the other communities here.

What you get for that distance is scale most retirees have never seen. Three town squares run live entertainment every evening. The Executive Golf Trail includes more than 30 courses. Over 2,500 social clubs run across dozens of recreation centers instead of one clubhouse. Home prices run roughly $300,000 to more than $1 million, per recent Homes.com reporting, spanning modest courtyard villas to custom estates. The tradeoff is what you'd expect. There's more traffic, longer drives between amenities, and a market so large that a single median price barely means anything. If you want a self-contained retirement city with every amenity imaginable, The Villages delivers it. If you'd rather know your neighbors within a season, one of the other five communities fits better.

How to choose between them

Start with what you'll use every week, not what looks best on a tour. If golf is a daily habit, Kings Ridge or Summit Greens make more sense than a simulator at Esplanade or Heritage Hills. The Villages is the exception, with its 30-plus course trail, if you're fine with the drive and the crowds that come with it. If security matters more than square footage, Heritage Hills' staffed gate is worth the tradeoff. If you'd rather bike to downtown Clermont than golf at all, Esplanade's trail access is the differentiator no other community here offers.

Scale is really the first question, before budget or amenities. The five Clermont and Groveland communities let you reach the clubhouse in a few minutes on foot or by cart. The Villages trades that intimacy for more courses and more going on than any single person could use. Budget narrows the rest of the list fast. Summit Greens and Trilogy Orlando both open up entry points in the high $200,000s. Esplanade rarely dips below $350,000 on resale, and The Villages spans the widest range of all.
