What do I need to do before listing my Groveland home?

Start with the outside. Groveland's humidity and summer rain wear on siding, screens, and driveways fast. What do I legally have to disclose when selling in Florida?

Florida law asks for two separate things, and both changed recently. First, under a Florida Supreme Court case called Johnson v. Davis, you must disclose any known defect that affects the home's value and is not obvious to a buyer during a normal walkthrough. This has been the rule for decades. It has not changed.

What did change is flood disclosure. Since October 1, 2024, Florida law has required every residential seller to complete a separate Flood Disclosure form before the buyer signs a contract. As of October 1, 2025, that requirement expanded. Sellers must now share any known flooding that damaged the property during their ownership. That applies even if you never filed an insurance claim or got assistance for it. Skipping this form is not a minor paperwork miss. It can make your contract voidable and expose you to legal risk after closing.

Most Groveland properties sit well away from the coast. Few of them fall in a high-risk flood zone. The disclosure form is still required for every residential sale in the state, no exceptions. We handle this paperwork for every listing so nothing falls through the cracks.
