Oakland, Florida Market Update: What the July 2026 Numbers Really Say

Oakland is the market where the data lies to you. Zillow says home values in the town's 34760 zip rose 2.4% over the past year. Redfin's spring data showed the median sale price down more than 30%. Both track the same small Orange County town of brick streets and oak canopy between Lake Apopka and Winter Garden. Neither is wrong. Oakland just sells so few homes each month that one big closing can bend every citywide stat.

What Oakland home prices are doing right now

The typical Oakland home value is $521,766, up 2.4% from a year ago. That figure comes from the Zillow Home Value Index for ZIP 34760, with data through June 30, 2026. Zillow's one-year forecast calls for values to hold nearly flat at +0.1%. Sale prices tell a noisier story. Redfin reported a $686,000 median sale price for the town in March 2026, down 32.1% from the year before. Closings recorded on Zillow between May and June 2026 ranged from the mid $500,000s to $3.8 million.

A value index up 2.4% and a sale median down 32% cannot both describe a normal market. In Oakland, they describe a tiny one.

Why one sale can move Oakland's entire market

Oakland closes roughly nine to fifteen homes in a typical month, based on Redfin sales counts from this spring. Compare that with hundreds of monthly closings in Orlando. When a lakefront estate on Johns Lake or a custom build near downtown closes for $2 million or more, the town's median jumps. When a month fills with townhomes and starter resales, the median falls off a cliff. That 32% "drop" in Redfin's March data tells you which homes happened to sell. It says nothing about what any single home is worth.

The Zillow index tells the steadier truth because it tracks every home in town rather than the handful that traded that month. Values crept up 2.4% over the year. Nobody's Oakland home crashed by a third. If you own here and a headline number scared you, the mix of sales moved, not your equity.

The zip code problem hiding half of Oakland

Most market reports miss a basic fact about this town: a large share of Oakland's homes do not carry an Oakland zip code. The historic core around Tubb Street and Oakland Avenue uses 34760. The newer subdivisions that drove the town's growth, including Hull Island, Oakland Trails, and Longleaf at Oakland, carry Winter Garden's 34787. Active listings on Hull Island Drive and Johns Landing Way show Oakland addresses with 34787 zips right now.

That split means zip-level stats for 34760 cover fewer than a thousand residents in the old town core. Any report built on that zip alone misses most of the new construction. It also means Oakland's numbers get blended into Winter Garden's much larger 34787 data. For context, the typical 34787 home value is $575,058, per Zillow as of June 30, 2026. The same data puts neighboring Montverde at $712,190 and Ocoee at $412,917. Oakland's core zip lands between them at $521,766.

How long are homes taking to sell in Oakland?

Most Oakland listings stay on the market for about 50 days, per Redfin data from May 2026. That runs slower than the sub-30-day pace in hotter Orange County markets. Two things drive it. First, Oakland's buyer pool is smaller and more specific. These buyers want the West Orange Trail, the nature preserve, and golf cart access to downtown Winter Garden without a big subdivision. Second, several active listings in the newer communities show price reductions on Zillow, a sign that some sellers started high and had to correct.

Homes priced against real comparable sales still move. The 50-day average includes the overpriced listings that sat for months before a cut.

Is it a good time to buy or sell in Oakland?

For sellers, yes, with one condition: price against your own street, not the town median. Values rose modestly and demand for the historic core stays steady. A seller who anchors to a $686,000 "market median" built on estate sales will sit for months. A seller priced against true comps near the trail or downtown can still draw strong interest in under two months.

For buyers, Oakland offers more room to negotiate than it has in years. Fifty-day market times and visible price cuts give you bargaining power that Winter Garden and Winter Park buyers rarely get. Townhomes at Longleaf at Oakland are the town's lower-priced entry point, while the historic core and lakefront custom homes anchor the top. Families weighing the move can start with the Oakland school options, since Oakland Avenue Charter School remains one of the town's biggest draws.

What the Erica Diaz Team sees on the ground

Small markets punish guesswork. A pricing mistake that costs a Winter Garden seller two weeks costs an Oakland seller two months. The next serious buyer may not show up for a while. That is why we build every Oakland listing strategy and buyer offer on street-level comps and current competition. We also account for the 34760 versus 34787 split that citywide reports ignore. Our office sits ten minutes away in downtown Winter Garden, and our agents work this corridor every week.

We can say that because we have done it at every price level. The Erica Diaz Team has closed more than $700 million in sales across Central Florida, from starter townhomes to lakefront estates. Clients left 800+ five-star reviews along the way. The team holds Zillow Premier Agent status and ranks in the Top 1% in Florida. The Orlando Business Journal has recognized the team's results.
