What It Actually Takes to Afford a Home in Central Florida

Most buyers in Central Florida start searching before they know what they can spend. That is fine. But the math matters, and skipping it leads to two problems: falling in love with a home that stalls at underwriting, or walking away from a purchase you actually could have made. This post covers the real numbers, down payments, credit score floors, debt limits, and the monthly costs that catch buyers off guard.

How low can your down payment go?

Lower than most buyers expect. A conventional loan backed by Fannie Mae or Freddie Mac requires as little as 3% down. An FHA loan requires 3.5% down if your credit score is 580 or above. If your score falls between 500 and 579, FHA still offers financing, but the minimum jumps to 10%.

Two programs allow zero down. VA loans are open to veterans and active-duty military. USDA loans cover eligible rural and suburban areas. One figure buyers consistently forget: the down payment is not the only cash you need at closing. Florida closing costs typically run 2% to 5% of the loan amount on top of the down payment.

What credit score do you need to qualify?

The minimum depends on the loan type. FHA accepts scores as low as 580 for 3.5% down financing, per HUD guidelines (2024). Conventional loans require a minimum of 620. A higher score unlocks a lower rate. Over a 30-year loan, even a half-point difference can mean hundreds of dollars a month.

What does a 50% debt-to-income ratio mean in practice?

Lenders measure affordability through your debt-to-income ratio, or DTI. It divides your total monthly debt payments by your gross monthly income. The result tells the lender what share of your paycheck already goes to debt before you pay for groceries, utilities, or anything else.

Two DTI numbers appear in every loan file. The front-end ratio covers only housing costs: principal, interest, taxes, and insurance. The back-end ratio adds everything else, including car loans, student loans, and credit card minimums. Lenders weigh the back-end number most heavily when deciding whether to approve the loan.

FHA allows a back-end DTI up to 56.99% with compensating factors, like strong cash reserves or a higher credit score (HUD, 2024). Conventional loans cap DTI at 45%. Fannie Mae's automated underwriting sometimes approves files up to 50% based on the full loan profile. VA loans follow a 41% guideline but can exceed 50% in some cases depending on residual income and the lender.

What does 50% look like in real dollars? A buyer with $6,000 per month in gross income can carry up to $3,000 in total monthly debt, including the new mortgage. If you already have a $500 car payment and $200 in credit card minimums, your maximum mortgage payment, including taxes and insurance, is $2,300.

The costs most buyers forget to factor in

The mortgage principal and interest are only part of your monthly payment. Several additional costs shape the real number. Missing them leads buyers to overestimate their buying power before they sit down with a lender.

HOA fees are the biggest surprise. Many communities across Winter Garden, Windermere, and Clermont carry monthly HOA fees from $150 to $500 or more. High-amenity communities with pools, fitness centers, or gated access can run higher. Those fees count in your DTI calculation. A $400 monthly HOA fee directly reduces the mortgage amount you qualify for.

Property taxes in Orange County average roughly 1% of assessed value per year, per the Orange County Property Appraiser. Homeowners insurance costs have risen sharply across Florida over the past several years, and lenders factor that trend into your payment estimate. If your down payment falls below 20%, a conventional loan adds private mortgage insurance. FHA loans carry an upfront mortgage insurance premium plus an annual premium that continues for the life of the loan in most cases.

How to pin down your actual number

A mortgage calculator gives you a rough estimate. A pre-approval gives you a real loan amount from an actual lender who has reviewed your credit, income, and assets.
