Jay had the opportunity to head out to the Greens at Forest Lake in Ocoee, Florida. It’s a new construction community with lots to offer. Troy Alexander with Meritage Homes spoke with Jay about everything the community has to offer. They also checked out some of the model homes.

Townhome Community
Every home in the community is a townhome. The 6 unit townhome blocks have a big driveway and a pretty nice size backyard. These are currently very popular.
Greens at Forest Lake began construction about a year ago. They have A total of 198 townhome sites in the community. Currently, a little over 120 are sold. But do not worry, there’s plenty of availability for you to call one home!
Unique Location
One of the biggest highlights is where the community is located—providing easy access to the 429. Regardless of where you work, it is easy to hop on the freeway and get there on time. It’s time you spend less of your time driving and more of your time enjoying your new home!
The community has all of the creature comforts you love close by. Advent Hospital of Apopka is also right down the road from the community and a popular charter school located right outside of the community. There’s also a Publix right down the road and great places to eat and shop as well as some new ones under construction and coming soon.
Greens at Forest Lake Amenities
If great amenities are on the top of your must-have list, you’ll love what Greens at Forest Lake has to offer. The community itself has a sparkling pool and shaded cabana, and there’s also a fenced-in playground next to the pool area.
Another favorite amenity which is not technically one of the Greens at Forest Lakes amenities but is a highlight of living in the neighborhood is… The West Orange Trail! It’s located right outside of the front entrance of the community.
West Orange Trail
The West Orange Trail is a local favorite! It’s a 22-mile long bike trail that people enjoy biking, running, and walking along. If you are looking for a neighborhood that supports an active lifestyle, this is the one for you!
Floorplans
There are only two floorplans in the neighborhood. The smaller one is called the Oakville, and it is 1556 sq ft, 3 bedrooms, and 2 1/2 baths. This plan has a nice garage size, where you can park two cars, and there’s also a big driveway providing more parking. The other floorplan is the Windsor which is 1808 sq ft. This model is a bit bigger and is always an end unit on the corner.
Packaged Paint Options
Another thing they offer in this new-build community that is quite popular is predetermined color packages. It makes it very easy when purchasing a home to determine what colors to paint what. It’s excellent, so when you look at the model homes, it’s a great representation of what you’re going to be purchasing, and so far, it has been very popular.
Starting in the $340k
Right now, the Oakville’s are starting in the right at $320k and go up from there. That’s an all-in-one price which includes everything; blinds, refrigerator, everything. The Windsor models start at $340k.
Turn around from Signing to Moving In
Currently, that will depend on when the community receives a release of homesites to sell. They are getting close to maybe getting out of having to have this. However, some homes are pretty much complete right now, and then there will also be some that’ll be ready towards the end of the year. Then there are about five more buildings left to build.
A few Other Details
A highlight about Meritage Homes versus some of the other builders, which seems extremely popular with the customer, is that their homes are incredibly energy-efficient. The way they do their insulation in the attics helps the homes to be so energy-efficient.
When you visit a model home, you can actually see how the installation is different. There’s a hole cut in the model’s ceiling, so you can see. Tinted windows and an upgraded air conditioner are also used, so you will have significantly lower utility bills.
Closing Cost Assistance
Another perk of purchasing a home in the Greens at Forest Lake is if you use their lender, they will pay up to $8,000 towards closing costs.
