Homes sold for a middle price of $350,000 in the most recent period, down 12.5% from last year. Redfin's data has shown prices closer to $380,000 in recent months.
Three sites, three different numbers, all for the same town. Groveland does not sell enough homes each month for one dataset to smooth out the bumps. One lakefront sale in Waterside Pointe can shift the middle price. So can one price cut in an older neighborhood. The math rests on fifty sales, not five hundred. Is It a Good Time to Buy or Sell in Groveland?
Right now, Groveland leans toward buyers more than it has in the past two years. Supply climbed 10.1% from last year. That means 306 homes hit the market in the most recent 30-day span. New home communities like Cypress Bluff and Waterstone keep adding fresh supply. Builders there are actively marketing rate help and closing cost credits to move inventory. That is a normal response when supply outpaces demand, and it gives buyers an edge that resale sellers cannot always match.
Sellers still hold the upper hand in the right cases. The 95.61% sale-to-list ratio means most Groveland homes sell close to the asking price. They are not selling far below it. Groveland sits in Lake County. Most homes there feed into South Lake High School, part of Lake County Public Schools. That is a different school district than Orange County to the east. It is also far enough to keep lots bigger and prices lower than Winter Garden or Windermere.

Florida's average homeowners premium, including wind coverage, sits at about $3,815 a year statewide as of early 2026, per the Florida Office of Insurance Regulation. Inland Lake County homes like most of Groveland typically land at or below that average. They carry less direct hurricane and coastal exposure than Gulf or Atlantic-facing counties.
