Three Davenport Markets, Three Ways to Price Your Home

Updated July 2026 | By the Erica Diaz Team, Davenport real estate agents in Central Florida

Most cities have one seller market. Davenport has three, and they barely overlap. Whether your community allows short-term rentals can move your price more than your kitchen remodel, your square footage, or your lot.

An automated estimate has no idea which market your home sits in. That is why Zillow can miss a Davenport home by tens of thousands in either direction. Here is how each of the three prices, and what you should do before you list.

The Three Markets, and Who Buys in Each

Family Neighborhoods: 33837

Bridgewater Crossing, Loma Linda, and similar neighborhoods sell to families and commuters. Your buyer compares school zones, commute times to Kissimmee and Orlando, and monthly payment. Polk County taxes run below Orange County, and buyers here notice that.

Buyers in this range are often stretching to reach it. That changes how they handle surprises. An inspection that turns up a roof or AC problem does not lead to a price cut. It kills the deal.

Short-Term Rental Resort Communities: 33896 and 33897

Windsor Island, Solterra Resort, and ChampionsGate Resort were built around vacation guests. Your buyer is an investor. They will not fall in love with your kitchen. They will ask what the home earned last year and what it costs to carry each month.

That means your listing competes on numbers, not staging. Average annual gross revenue for a Davenport short-term rental runs $30,000 to $45,000 according to AirDNA and AirROI 2026 data. Larger homes in ChampionsGate and Solterra run higher in peak season.

Gated Non-Rental Communities

Geneva Landings and Highlands Reserve sit in a third category most market breakdowns skip entirely. Buyers here pay for privacy and lower density rather than rental income or school ratings.

These homes get measured against a smaller pool of listings. Thin comps cut both ways. Price off the wrong pool and you either sit for months or leave money behind.

Which Market Are You In?

Check your HOA documents first. They will tell you whether short-term rentals are allowed.

If they are allowed, you are selling to an investor. If they are not, and you sit behind a gate, you are in the third group. If they are not, and you sit on a standard street, you are selling to a family.

That single answer changes your comps, your buyer, your prep work, and your price. Get it wrong and everything after it is wrong too.

Why Rental Rules Move Your Price Most

Two matching floor plans two miles apart can be worth very different sums here. One sits in a rental-approved community. It draws out-of-state and overseas buyers who price against nightly income. The other sits in a family street and draws buyers who price against their drive to work.

Epic Universe opened in 2025 and changed demand along this stretch. Families who once booked Disney only now split the trip. That fills more weeks on a rental calendar. New short-term rental listings in the Davenport area grew 65% year over year after the news.

More supply means the homes that stand out win. Bedroom count, themed rooms, a south-facing pool, and sharp design keep a rental full. If you are selling one, those features are your comps. If you are buying a short-term rental property instead, the same list tells you what to look for.

What an Online Estimate Cannot See

Zillow's number comes from an algorithm. It pulls public records, past sales, and nearby listings, then stitches them into a guess. It cannot see condition. It cannot see layout. Worst of all here, it cannot see which of the three markets you are in.

The result goes one of two ways. Sellers ask too much, based on a high estimate, and the home sits. Or they ask too little and hand money to a buyer who knew the market better.

How We Actually Price It

A real comparative market analysis starts with closed sales, not active listings. Asking prices tell you what other sellers hope for. Closed sales tell you what buyers paid.

Next it has to sort your home into the right one of the three markets above. Mixing comps across those groups throws the number off before condition even enters the math. Only then do we add upgrades, lot position, and water views.

That takes someone tracking Davenport week to week. It is worth seeing what is selling in Davenport yourself before you set expectations.

What to Do Before You List

If you are selling a family home, come in clean. Fresh paint, no repairs you have put off, and photos that do the house justice. The sellers who moved fastest gave buyers no reason to pause.

If you are selling a rental, your prep work is paperwork. Pull your booking history, how full it stayed, and your full costs before you list. Investors will ask for all three. Having them ready backs up your price and keeps the talk on facts.

Either way, get your HOA rules in writing. Rental approval can change. A buyer who finds a restriction late will walk, or push hard on price.

Should You Sell Now?

Inventory across Davenport stays relatively tight, and well-maintained homes priced correctly tend to close inside that 30 to 45 day window. Whether now is right depends less on the market than on your timeline.

Even six months out, knowing where you stand today buys you room to plan upgrades and avoid a last-minute scramble. The cost of finding out is a phone call.
