The typical Apopka home was worth $392,042 in mid-2026, down 0.5% from a year earlier, according to the Zillow Home Value Index. Across the wider Orlando market, the median single-family sale price reached $451,922 in June 2026, per Orlando Regional REALTOR Association data.
Apopka runs well under the metro single-family median. That gap is why buyers drive up the 429, and it shapes who shows up at your door. Many of them looked at Winter Garden or Ocoee first.

Your ZIP code matters more than the citywide figure. Apopka splits across 32703 and 32712. The 32712 side holds Rock Springs Ridge, Errol Estate, and the newer Kelly Park communities. The 32703 side runs toward Ocoee and Altamonte Springs, with older housing stock and more townhomes.

What will it cost you to sell?
Your two largest costs are the real estate commission and Florida documentary stamp tax on the deed.
Florida charges $0.70 per $100 of the sale price in documentary stamp tax, set by Chapter 201 of the Florida Statutes. Sellers in Orange County customarily pay it. On a $400,000 sale that comes to $2,800. Commission is negotiable and set by your agreement, not by law.

Ask for a net sheet before you list rather than after you accept an offer. It shows your estimated proceeds after every line above, and it prevents the worst surprise in real estate.
What should you fix before you list?
Three things in Apopka repay the money you spend on them: the roof, the septic system, and the photographs.
Roof age carries unusual weight here. Florida insurers quote around roof age. A buyer looking at a 2004 shingle roof gets a very different premium than one looking at a 2019 roof. That premium lands inside their loan approval, and deals die in underwriting over it every month. If your roof is pushing twenty, get an insurance quote before you set a price.
Septic and well systems matter on the acreage parcels north and west of town. Plenty of Apopka homes sit outside city sewer lines, so buyers will ask. Pay for the inspection before you list. Doing it after an offer lands hands the buyer control of the negotiation.
Photography matters because your listing appears in the same search results as builder marketing. Builders shoot staged models with professional crews. A phone photo of a dim living room loses that comparison immediately.
School boundaries also move money, though you cannot change them. Most Apopka addresses feed Apopka High School and Wolf Lake Middle within Orange County Public Schools. Homes near Wekiwa Springs and the trail network gain from the Lake Apopka restoration work along the north shore.

Why Apopka sellers compete against builders
Builders set your ceiling, and they do it with financing rather than list price.
Park Square Homes advertised rates as low as 3.99% during its 2026 summer event at The Residences at Emerson Park. To-be-built homes there carried a 4.99% rate. D.R. Horton runs its own incentive programs at Crossroads at Kelly Park. Freddie Mac put the June average at 6.5%.
On a $400,000 loan, the monthly gap between 6.5% and 4.99% comes to roughly $380. Over five years that is more than $22,000. Fresh paint does not close a gap that size, so compete somewhere else.
You can close in 30 to 45 days while a build takes six to ten months. Your lot has mature oaks and real privacy. Your HOA has a known history and predictable dues. Your price per square foot is lower. A family that needs to unpack before the school year starts cannot wait for a slab to cure.
How long does it take to sell a home in Apopka?
Plan on about two months from list date to signed contract, then another 30 to 45 days to close.
Homes across the Orlando market averaged 62 days on market in June 2026, down from 66 days in May, per Orlando Regional REALTOR Association data. Supply held at 4.1 months, under the six months that marks a balanced market.
Sales rose every month through the first half of 2026, so buyers are active. They simply move slower and ask harder questions than they did four years ago.
The first ten days decide most of it. Price wrong in week one and you add a month, because homes that sit get price cuts, and price cuts invite lowball offers.
Should you sell now or wait?
Sell now if you need to move within the next year. Wait if you can hold two years or more and your roof or HVAC needs replacing first.
Apopka values slipped slightly over the past year. Rates sit near 6.5%. Builders keep releasing inventory along Kelly Park Road. None of that points toward a price jump in the next six months.
Waiting is not free either. Insurance premiums climb, carrying costs keep running, and your roof gets another year older. The math depends on your house and your reason for moving, not on the city average.
