What Clermont Homes Are Actually Selling For

Those are strong numbers. Well-priced Clermont homes are selling near asking, and fast.
The First Two Weeks Decide Everything
Look closer at John's Lake Landing. Two homes under 2,400 square feet closed at 99% of list within three weeks of listing. In the same community, one larger home listed at $725,000 sat 54 days without selling.
The pattern repeats in Hunter's Run. Most of the nine sales closed between 95% and 100% of list. One closed at 91%. That nine point gap is real money on a home in the $500,000s.
Nothing about the houses explains that gap. Pricing does. Your listing gets its heaviest traffic in the first ten days, when every buyer with a saved search sees it as new. Price it right and those buyers show up together, which is how you get competing offers. Price it high and they scroll past, and by the time you reduce, the audience has moved on.

You Are Competing With Builders Right Now
This is the part most Clermont sellers miss in 2026. Both active new construction builders in the city are cutting prices on standing inventory.
Trinity Family Builders listed a finished home at Ridgeview for $535,524 in July 2026, down from $563,709. Their largest plan dropped to $668,069 from $691,069. A builder can do things you cannot. They offer rate buydowns through an affiliated lender. They include closing costs. They hand over a warranty and a home nobody has lived in.
One practical move helps. Go tour the builder models in your price band before you set your price. You will see what your buyer is comparing you against, and you will price more confidently for it.
You have advantages they do not. Mature trees and finished landscaping. A location closer to town, if you are north of Highway 50. No construction noise, no waiting, and a price history buyers can verify. Sell those, and price against the builder rather than pretending the builder is not there.
What Actually Moves Your Price
Condition does most of the work. Two homes with identical square footage in the same community can differ by tens of thousands on kitchens, roofs, and flooring. Buyers price repairs high and they price them immediately.

HOA documents matter more than sellers expect. A pending special assessment discovered during a buyer's review can kill a contract late. Find out what is coming before you list, not during inspection.
School zoning affects your buyer pool. Lake County boundaries have shifted as new developments opened, so confirm the current assignment for your address. Getting it wrong in your listing creates a problem at contract.
What to Do Before You List
Three things pay for themselves in Clermont. Most of the rest is optional.
Settle the roof question before a buyer raises it. Florida insurance underwriting cares about roof age, and a buyer whose insurer balks will walk away. If your roof sits near the end of its window, get a quote and know your options.
Clean and declutter past the point that feels necessary. It costs nothing, and it changes your photography, which is where most buyers form their first opinion.
Pull your HOA documents early. Estoppel fees and turnaround times catch sellers off guard, and a delay there can push your closing date.
What Does Not Move Your Price
What you paid does not matter to a buyer. Neither does what you owe, or what you need for your next purchase. Those set your floor for deciding whether to sell. They do not set the market.
Automated estimates are a starting point and nothing more. They cannot see your renovated kitchen or your neighbor's boat parked on the lawn.
Your neighbor's list price is not evidence either. A list price is an asking price. Only closed sales tell you what buyers actually paid, which is why we work from sold comparables in your community.

Pricing at the zip code level fails in Clermont. The city spans 34711 and 34714, and homes in those two areas do not price the same way. Within a single zip, an established community and a new build community can differ by hundreds of thousands.
