Clermont neighborhoods sort into three groups. Established communities with mature trees. Newer construction built around amenities. Streets with lake access. Price tracks that split more closely than location does. Two homes a mile apart can differ by $300,000 when one has frontage on the Clermont Chain of Lakes and the other does not.
This post compares six Clermont communities our agents work in regularly, and what kind of buyer each one suits.
How Clermont Neighborhoods Differ by Price
Clermont runs from townhomes in the $300s to lakefront homes above $2 million. The spread inside the city is wider than most buyers expect. Build date explains most of it. Neighborhoods built in the 1990s sit on larger lots with a real tree canopy. Newer ones trade lot size for pools, gyms, and gates.
Zip code matters for search, and it misleads. Clermont covers 34711 and 34714. Most of the six communities below sit in 34711, closer to downtown and Lake Minneola. The 34714 side runs south toward Highway 27 and the Wellness Way corridor, where most new construction is going up. A single zip code search mixes both, and the two areas do not price the same way.

Established Communities With Mature Landscaping
Greater Hills and Magnolia Pointe are the two established communities buyers ask about most. Both finished building out decades ago, and it shows in the lot sizes and the shade.
Greater Hills
Greater Hills dates to 1990 and sits north of Highway 50. Active listings ran from $350,000 to $450,000 in July 2026 per Stellar MLS. That makes it the most accessible entry point of the six. HOA dues sit at $50 a month, far below the gated communities here. The community has a pool and tennis courts. Waterfront Park on Lake Minneola is a short drive, which matters if you want the lake without paying for lake frontage. Homes vary in age and updates, so condition swings from street to street.
Magnolia Pointe
Magnolia Pointe holds one of the widest price ranges here. The median sale price was $350,000 in October 2025 per Homes.com. The average sale price over that same period reached $567,057. That gap is the whole story. This community mixes Sweetwater Ridge townhomes and Chateau condominiums with lakefront estates on John's Lake, and some of those estates trade above $1.5 million. A 24-hour manned gate covers all of it. Residents share a private boat ramp, a fishing pier, tennis courts, two pools, and a clubhouse. The Florida Turnpike entrance sits close by, so Orlando commuters shortlist it often. Ask about the ramp rules before you buy if a boat is the reason you are looking.
Communities With Lake Access
Palisades and John's Lake Landing both put you on water, and they do it differently. Palisades sits on Lake Minneola, part of the Clermont Chain of Lakes. John's Lake Landing sits on John's Lake, a 2,400-acre ski and fishing lake.
Palisades
Palisades runs along Lake Minneola Shores with just under 500 homesites built between 1993 and 2023. Active listings ran from $450,000 to $2.5 million in July 2026 per Stellar MLS. That spread is not a mistake. The top of it is lakefront on Lake Minneola, and the bottom is an interior lot in the same community. Amenities cover a lakefront park, a boat ramp, a dock, tennis, pickleball, and basketball. HOA dues run $155 a month. Downtown Clermont is minutes away, so you get water access without giving up walkable restaurants and the Sunday farmers market.
John's Lake Landing
John's Lake Landing went up starting in 2015, built by David Weekley Homes and M/I Homes. Floor plans run from about 1,758 to 4,889 square feet on 50, 75, and 85 foot homesites. The widest lots sit directly on the water. Homes carry Energy Star certification. Residents share a boat ramp, a dock, a clubhouse, a fitness center, and a pool.
Recent activity here is thin, and worth a close read. Two homes closed in early 2026, at $490,000 in May and $524,000 in March per Stellar MLS. Both sold for 99% of list price. One took 19 days and the other took 11. Sold prices landed between $219 and $249 per square foot. One home was active in July 2026, asking $725,000 for 3,805 square feet. That is near $191 per foot after 54 days on market. Smaller floor plans here move fast. The largest homes wait for a narrower buyer pool.

Golf and Larger Lots
Legends and Hunter's Run both sit inland away from the water, and they attract different buyers. Legends sells the golf lifestyle behind a manned gate. Hunter's Run sells square footage, and it has the highest entry point of the six.
Legends
Legends is a 24-hour guard-gated golf community of roughly 950 homes built in the early 2000s. Most average near 3,000 square feet. Active listings ran from $450,000 to $1.1 million in July 2026 per Stellar MLS. Lloyd Clifton designed the 18-hole championship course. HOA dues run $341 a month, well above the others here. Highway 27 is close for commuting south toward the attractions or north toward Minneola.
Hunter's Run
Hunter's Run sits off Hancock Road and Hartwood Marsh Road, and building started around 2013. It has the highest floor of the six. Nine closings, and none came in below $545,000. Nine homes closed between January and July 2026 at $545,000 to $855,000 per Stellar MLS. Most closed at 95% to 100% of list. Sold prices ran from $150 to $260 per square foot. Three homes were active in July 2026, asking $725,000 to $849,900.
Size explains the premium. Homes run from about 2,100 to 4,600 square feet, and recent sales cluster in the larger plans. Homesites run wider than most newer Clermont communities offer. The community is gated, with a pool, a cabana, and a playground. Natural gas serves cooking and water heating, which stays uncommon in Central Florida. What to Weigh Before You Choose
Four things decide whether a neighborhood works for you, and price is only the first.
Commute is the one buyers get wrong most often. Clermont sits 25 to 30 miles west of downtown Orlando. The drive runs 35 to 50 minutes on the Florida Turnpike or SR-50 in normal traffic, and longer at peak. Distance to the Turnpike ramp varies across these six communities. That gap compounds over a work week.
School zones need checking address by address. Lake County Public Schools serves Clermont, and boundaries have shifted as new developments opened. Two homes on the same street can feed different elementary schools. Our agents confirm the current assignment before any offer goes in. HOA structures vary more than buyers expect. A gated community with a boat ramp and a golf course carries higher dues than Greater Hills does. Ask what the dues cover, and ask whether any special assessment is pending before you write an offer.
Lifestyle sounds soft, and it decides satisfaction. If walking to coffee downtown matters to you, a golf community off Highway 27 will wear thin. If you want a quiet street and a garage for the boat, downtown will feel busy.

One pattern holds across all six. Homes priced correctly move, whatever the neighborhood. Homes priced above what the community supports sit, and that is where buyers find room to negotiate.
