There are a lot of new communities in Central Florida right now. Most of them look and feel the same. Briley Farm does not.

Lots are also available separately for buyers who want to approach the process entirely from scratch. HOA fees run $150 per month, which is modest for a community at this level.

This is not a starter community. It is built for buyers who want something genuinely different from what this market typically offers. Given Oakland's limited land supply and carefully managed growth, the value here is real and the premium has held up well.

Just next door, downtown Winter Garden brings eclectic shops, restaurants, a local theater and art gallery, "you-pick" farms, wineries, breweries, and a year-long calendar of community events. Speer Park sits just outside Briley Farm with picnic and BBQ facilities, a covered pavilion, a kids' playground, and tennis courts.

Schools and Everyday Convenience

For families, the school zoning is a real selling point. Tildenville Elementary is about 2.5 miles away, Lakeview Middle School is roughly 3 miles out, and West Orange High School is approximately 5 miles from the community. West Orange High consistently ranks among the top public schools in Orange County, which matters when you are investing at this level.

For everyday shopping, West Point Commons with Publix, retail, and dining is about 3.5 miles away, and another Publix at East Towne Center is 4.5 miles out. Getting around the metro is straightforward too, with the Florida Turnpike, State Road 429, and State Road 408 all providing direct access to Disney World, Universal Studios, SeaWorld, and Downtown Orlando.
