Application Procedure:
See attached rental application (fill-out completely & sign); employment verification and tenant verification form (just sign these forms) they will be sent separately in DocuSign; be sure to complete one for each adult occupant, and attach all supporting documents (Picture ID, pay slips, vouchers, all other income) please then send or drop off with payment $45 each applicant, to: Shorebird Properties LLC, 4230 S. MacDill Ave Suite E227 Tampa FL 33611; make money-order payable to Shorebird Properties LLC
Application will be looked as follows:
> Rental history, addresses lived at, landlords are called to verify tenant history
> Employment history, employability and consistency of employments
> All Income from verified sources, Payroll, HAP, SSI, WIC/SNAP etc.
> A 40% HER threshold is required for consideration
> Short credit/payment history, to verify if you pay as promised
> Background check; violence with neighbors, domestic, anything not conducive to good tenancy
Then we make a risk management assessment of all, for tenancy quality.
One of three choices will be made:
1. Approve (1st month + Sec Dep at signing of lease), or
2. Conditional approval (1st month + Last month + Sec Dep at signing of lease), or
3. Denial of application & Tenancy
